Real estate syndications (and real estate crowdfunding) are a pooling of resources. Rather than investing in a real estate asset on your own, real estate syndications allow you to pool together your capital with that of hundreds or sometimes thousands of other investors, to invest in commercial real estate assets together.
Each real estate syndication offering is led by a sponsor team like Goodegg Investments, and that team handles all the day-to-day management and operations for the asset on your behalf, so you don’t have to be in the weeds with managing your assets.
Because each syndication invests in an individual asset with its own business plan, syndications are independent of the stock market, unlike REITs (real estate investment trusts), which tend to follow the stock market.Through real estate syndications, you get all the benefits of investing in real estate – without the time commitments of being a landlord, including…

Curious About Return On Investment?
At this point, you might be thinking, “This all sounds great, but how much can I actually make by investing in a real estate syndication?”
The answer, of course, is that it depends on the deal. But, what we can tell you is that, when investing in a real estate syndication, there are two main types of returns you can expect. One is the ongoing cash flow, and the other is the profit from the sale of the asset.
The ongoing cash flow is paid out on either a monthly or quarterly basis throughout the life of the deal, and the profit from the sale is paid out upon deal exit (typically in 3-5 years’ time, though this can vary based on the deal and projected timeline).
For example, if you were to invest $100k in a deal that projects 7% per year in cash flow returns paid out quarterly – then you could expect to see roughly $1,750 every quarter.
Then, when the asset is sold, you’d get your original investment back ($100k in this example), plus a portion of the proceeds from the sale of the asset, based on the structure of the deal.
Of course, returns will vary with every deal, but these are the two main types of returns you can expect.
